Buying a home in Goa near the Beach


Chances are that you love the beach like most people. You can own a piece of paradise by buying your own home near the beach in Goa. 

Touristy Beaches

Goa has a 100+ km coastline with dozens of beaches. Most touristic development has happened around the Sinquerim – Candolim – Calangute and Baga beaches. Properties near these beaches, including nearby villages such as Arpora, Assagaon, Anjuna and Vagator will be a short drive from the touristy beaches, with many restaurant options. You will also have lots of party options in these areas including Tito’s, Club Cabana, Saturday night market, etc. 

Non-Touristy Beaches

As you move away from the touristy beaches, and pick Vagator, Morjim or Arambol in the North, or Hollant, Velsao, Majorda, Benaulim in the South, you can enjoy a relatively peaceful beach.

City Beaches

Each city (or town, for people moving in from the Metros) has its own preferred beach. Panaji has Miramar Caranzalem, Vasco has Bogmalo, and Margao has Colva. These are best suited if you want to be near a beach, and yet not too far from a city.  


Some of these suburbs have the added advantage of being at a 10 minute drive to a city and a beach. Porvorim is between Panaji and Calangute Baga. Dabolim and Rangavi are between Vasco and Bogmalo. 

Sea View real estate in Goa

Clear title, compounded, motorable, unobstructed sea view real estate is beyond the reach of most people. This is because of the CRZ regulations which help protect our coastline. Unless you have upwards of 100 million rupees (10 crore) to invest in a single property, its best to buy a property that is in a nice area walking distance (10-15 minute, or 1.5 km) to the beach. If you have the right budget, you may also find a river view, water view, or greenery view property.
